Located in the popular Wash Common area of Newbury, Pineways had been built and owned by the same family since the 1960's.
As is often the case with unlisted detached properties, the big decision was whether to extend the existing house or level the site and redevelop.
Being the client's primary and only residence, an extension and makeover were the favoured option.
Dragonfly's design ideas, including the provision of a home office, were then passed to an excellent local architect who added his own touches.
Although it look dated, the house was well built and hosted a number of features that deserved sympathetic treatment.
The decision to develop the existing house not only saved time and money, but also ensured a smooth path through the planning system.
Having established a budget, Dragonfly sought quotations from a number of local builders, opting for a company whose expertise had been recognised with a design award.

In this case it was particularly important as the new owners intended living in the property while the work was completed.
Most builders have a number of trusted 'trades' they work with on a regular basis, bringing them on site as and when required.
Acting as project managers, Dragonfly worked closely with all parties, ensuring materials and labour arrived on time, avoiding unnecessary delays.
In addition to the structural work, the house was rewired, replumbed and had a new gas central heating system installed.

Solid oak cladding is an excellent way to hide the join between old and new. Our client wanted to retain the honeyed look so the oak was treated to reduce silvering.
A matching free-standing oak-framed garage was also commissioned by Dragonfly Home Design.
The final result was an impressive and substantial property with enhanced curb appeal.
In addition to the newly created space, internal remodelling created a large kitchen/diner, allowing the original dining room to be repurposed as a home office.
